Your biggest tax decisions happen before the closing.
Real estate owners make their most important tax choices when they buy, hold and sell, and most of those choices are locked in before tax time. We plan the structure and the timing with you, then keep the books that back it up.
What we handle for real estate owners
- Entity structure for your holdings: which properties sit in which LLC or partnership, and why
- Cost segregation and depreciation planning on purchases and improvements
- 1031 exchanges planned before the sale, with the deadlines tracked
- Passive loss rules and real estate professional status, documented the way the IRS expects
- Partnership allocations that match what the partners actually agreed
- Property-level books and reporting for owners, partners and lenders
Questions owners ask us
Can I qualify as a real estate professional?
The test is strict: more than half of your working hours, and more than 750 hours a year, in real property businesses, plus material participation in your rentals. If you qualify, rental losses can offset your other income. We help you decide whether you meet it and keep the records that prove it.
Does a cost segregation study make sense for my building?
Often it does on larger purchases and major renovations, because it moves part of the cost into shorter depreciation lives. Whether it pays depends on the cost, your tax bracket and how long you plan to hold, so we run the numbers before you pay for a study.
When should I call you about a 1031 exchange?
Before you sign a sale contract. The exchange has to be set up with a qualified intermediary before the closing, and the 45-day identification and 180-day purchase deadlines start the day you sell.
